Listed building consent scope estimator
A short questionnaire that produces an indicative scope and effort tier for the heritage work needed to support a listed building consent or planning application in London. It outputs scope, not fees: every Vestige instruction is scoped individually with a written proposal after an initial review of the asset and the proposal.
Tier 1: Concise heritage statement
Effort: Approximately 8 to 12 hours of consultant time
Indicative timeline: 2 to 3 weeks
Typical for like-for-like internal repairs, single-window replacement schemes or modest works to a Grade II property in an outer London borough where the conservation officer is engaged but the scheme is uncontroversial.
How the estimator works
The tool combines four signals: the statutory designation (Grade I, II*, II, or unlisted within a conservation area), the scale of works, the borough, and any complicating factors such as appeal status or designated heritage assets in the setting. It returns a tier that maps to the typical scope of a heritage statement or heritage impact assessment Vestige would produce. It does not replace a written proposal.
Fees are scoped per project after an initial review. There is no published fixed fee because the scope of work for a single-window replacement on a Grade II terraced house in outer London is fundamentally different from a basement scheme under a Grade II* property in the West End, and the same fee for both would be misleading.
